In a gated project the design, specification and delivery are the developer's; you get a finished home on a known date with RERA remedies if it slips, and you accept the developer's plan and the project's maintenance charge. On a plot you choose the architect and the specification and control the cost, but you carry the construction risk, the approvals and the timeline, and your neighbours' houses may take years to appear.

Checks that villas need and apartments do not
For villas in Delhi NCR of either kind, the plot boundary and area on the sale deed must match the site plan and the physical demarcation; disputes over a few feet are common in plotted townships. The licence of the township and the sanctioned layout must include the plot. For a gated project, ask what is contractually promised as common infrastructure — internal roads, sewage treatment, water supply, the club, and when. For a self-built villa, check the plot's building norms: ground coverage, floor-area ratio, height and setbacks decide how large a house you can lawfully build. Water and power connections in outer sectors can lag; confirm status with the development authority.
Maintenance and running costs
Villas in Delhi NCR have more external surface, garden and roof than an apartment of the same built-up area, and all of it is yours to maintain. Gated projects charge for the perimeter, roads and club; plotted townships charge a smaller RWA levy. Security is the item buyers underestimate: a gated project provides it; a plotted township provides a gate but the house's own security is the owner's. Budget for these before comparing a villa to a 4 BHK apartment on price alone.
Who should buy villas in Delhi NCR, and where?
Buy a gated villa in a New Gurgaon or Sohna Road township if you want a finished independent house with managed security and a RERA-backed possession date, and you accept a longer commute to central Gurugram. Buy a plot and build if you want a specific design and can manage construction, and if the township is already substantially occupied. Choose Greater Noida or the Yamuna Expressway if your life is on that side and you have a long horizon. If daily commute to Cyber City or Golf Course Road is the priority, an apartment on an inner corridor will serve better than any villa in Delhi NCR.
