RERA approved projects in Delhi NCR is the phrase buyers search for; the accurate phrase is RERA-registered. The authority does not approve a project's quality, price or timeline — it registers the developer's disclosures and holds the developer to them. That distinction decides what you can rely on.

Why "RERA approved projects in Delhi NCR" is the wrong phrase, and what the right one means
Under the Real Estate (Regulation and Development) Act, a developer must register any project above the size threshold with the state authority before advertising or selling. To register, the developer files the land title, the licence or allotment, the sanctioned plan, the number and size of units, the proposed completion date, the promoter's track record and the bank account into which a large share of receipts must be deposited. The authority issues a registration number and publishes the filings. It does not inspect construction quality, does not set prices and does not vouch for delivery. What it does is make the developer's promises public, binding and enforceable: deviation, delay or misuse of funds gives the buyer a remedy before the authority.
The four authorities and how they differ
What buyers call RERA approved projects in Delhi NCR register with four authorities: Gurugram projects with HRERA Gurugram; Faridabad and the rest of Haryana with HRERA Panchkula; Noida, Greater Noida and Ghaziabad with UP RERA; Delhi with Delhi RERA. Each keeps its own portal, complaint procedure and adjudication. A registration in one state says nothing about a project in another, and a promoter's record must be checked on each portal where it has projects.
| Authority | Covers | Portal | What to read on the record |
|---|---|---|---|
| HRERA Gurugram | Gurugram district | haryanarera.gov.in | Registration no., licence, sanctioned plan, towers/units, completion date, quarterly progress, complaints |
| HRERA Panchkula | Faridabad and rest of Haryana | haryanarera.gov.in | Same as above |
| UP RERA | Noida, Greater Noida, Ghaziabad, Yamuna Expressway | up-rera.in | Registration, land lease from authority, plan, date, complaints, orders |
| Delhi RERA | NCT of Delhi | rera.delhi.gov.in | Registration, land ownership, plan, date |
Best for: Check the portal of the state where the project stands; a promoter with projects in two states has two records
How to read a registration record
For any of the RERA approved projects in Delhi NCR you shortlist, open the project on the portal and confirm the registration number matches the one in the developer's material and the name matches the marketed name. Read the completion date — that is the binding possession date. Read the sanctioned plan summary: number of towers, floors and units; if the developer is marketing more, ask why. Read the promoter's other projects and their completion status; a promoter with stalled projects elsewhere is a risk here. Read the complaints and orders. Check the quarterly progress filings against what you saw on site. Save the record as it stands on the day you book. On new launch and under-construction projects this record is the basis of every remedy you will have.
What registration does not cover
Not everything sold as RERA approved projects in Delhi NCR is even registrable: projects below the threshold — small builder-floor plots, tiny commercial buildings — need not register; the builder floors page explains what protects a buyer there. Registration does not certify construction quality, the accuracy of the brochure, or the soundness of the developer's finances beyond the escrow rule. It does not stop a project being delayed; it gives you interest or a refund if it is. Read this way, RERA approved projects in Delhi NCR give a buyer a record to rely on rather than a guarantee to relax about. And it does not exist for pre-launch schemes, which is why the upcoming projects page lists nothing.
How should you use RERA registration when choosing among projects in Delhi NCR?
Treat registration as the entry ticket, not the verdict. Every project you consider must have a live registration on the correct state portal with a name and number that match the marketing; if not, stop. Then use the record to compare: completion date, plan, promoter track record, complaints, progress. Then visit the site and the developer's completed projects. Registration tells you the developer has made binding promises in public; the record tells you whether that developer has kept them before. Everything KMA lists in Gurugram has an HRERA registration shown on the card; the record is still yours to read.
