What "upcoming" means before registration
A project passes through stages before it can be sold: land assembly, a licence from the town-planning department (in Haryana, DTCP) or an allotment from the authority (in Uttar Pradesh), building-plan sanction, environmental and other clearances, and finally registration with the state real-estate authority. Upcoming projects in Delhi NCR sit somewhere in that sequence. Until registration, the Act prohibits advertising, marketing, booking or selling, and any money taken is outside its protection — no escrow, no binding possession date, no authority to complain to. A brochure, a "launching shortly" hoarding or a channel partner's message does not change that.
Why pre-launch offers exist and why we decline them
Developers of upcoming projects in Delhi NCR sometimes seek early money through expressions of interest or refundable cheques before registration, offering a discount for the risk. The discount is real; so is the risk. The buyer has no unit, no price list, no plan and no remedy, and the developer has an incentive to register only once enough money is in hand. Some pre-launch schemes have ended well; others have not, and the buyer's only recourse was civil litigation. How to follow an upcoming project without paying for it
To follow upcoming projects in Delhi NCR without paying, ask the developer for the licence number and check it on the DTCP or authority portal; that confirms the land and the permitted use. Search the state RERA portal periodically for the promoter's name; registrations appear there before marketing begins. Visit the site: fencing, a licence board and mobilisation are visible signs. Read the developer's record on the RERA-registered projects page's method — completed projects, complaints, delays. Decide in advance which unit type and budget you want so that, when registration lands, you can act on the opening price list rather than start from scratch. Where the pipeline is
The corridors with the most upcoming projects in Delhi NCR in the licensing pipeline are Dwarka Expressway, New Gurgaon and the Sohna side in Gurugram, and Greater Noida West and the Yamuna Expressway on the Noida side. Golf Course Road has the least. This tells you where launches are likely, not which projects — and a likely launch is not a bookable one.
What should you do about upcoming projects in Delhi NCR?
Watch, do not pay. If a corridor you want has a project in the pipeline, track the licence and the RERA portal and be ready with your requirement so that you can compare its opening price list against the new launches already selling. If a developer or an agent asks for money before registration, decline; the discount does not compensate for the absence of every protection the Act provides. If you need a home on a known date, the pipeline is irrelevant — buy a registered under-construction unit with a possession date, or a ready one with an OC.
