Luxury apartments in Gurgaon exist on three corridors, and they are not variations of one product. Golf Course Road holds the city's original luxury stock, finished and traded for years. Golf Course Extension Road holds newer campuses built to a later specification. Dwarka Expressway holds the largest and newest towers, sold on airport access.

The three luxury corridors and what each actually offers
The oldest of the luxury apartments in Gurgaon sit on Golf Course Road, built when land was available beside what became the office spine, so its projects sit within minutes of Cyber City and the road's own commercial blocks. The buildings are older, the trees are grown, the retail and schools already exist, and units trade frequently enough that a valuation is easy to establish. What you accept is a building of an earlier generation, with the systems and floor plates of its time and, in some projects, maintenance charges that reflect ageing services.
Golf Course Extension Road took the same buyer and gave them a larger campus, because parcels there were bigger and later. Specification is newer, density per acre is generally lower, and much of it is still completing. Dwarka Expressway is later again and built at a different scale: tall towers, large floor plates, more units per project, and airport proximity as the argument. Read them as three generations rather than three price points.
| Corridor | Generation | Density and scale | What you gain | What you accept |
|---|---|---|---|---|
| Golf Course Road | Original luxury stock; mostly complete | Moderate; older floor plates | Office proximity, grown surroundings, deep resale | Older buildings and services |
| Golf Course Extension Road | Newer campuses; mixed stage | Lower per acre; larger campuses | Newer specification, more space per unit | Possession wait; road-widening in parts |
| Dwarka Expressway | Newest; largely under construction | Tall towers; more units per project | Airport and Delhi access, newest fit-out | Higher density; longer wait; sectors filling in |
Best for: Move in now, resell easily → Golf Course Road; Space and a maintained campus → GCX Road; Airport access and newest build → Dwarka Expressway
What "luxury" is allowed to mean here
Almost every developer describing luxury apartments in Gurgaon uses the word loosely, so on this site it is a tier with published criteria rather than an adjective: a base price per square foot inside the luxury band, a low count of apartments per floor and per acre, unit sizes well above the corridor norm, and a specification written into the Builder-Buyer Agreement rather than shown only in a sample flat. Premium apartments sit one band below and ultra-luxury apartments one above. A project that fails the density and specification tests is a premium project with a luxury price, and there are several.
The four numbers that separate luxury projects
Four numbers separate luxury apartments in Gurgaon from each other. Apartments per floor, taken from the sanctioned plan, tells you how many households share your lift lobby. Apartments per acre tells you how the podium and gardens will feel once every unit is occupied rather than on the day you visit. The super-to-carpet ratio tells you how much of the marketed size you actually get, and it varies more at this tier than buyers expect because lobbies and amenity blocks are large. The maintenance rate per square foot, taken from a completed project by the same developer rather than from a projection, tells you the monthly cost of everything the brochure promises. Ask for all four in writing before comparing luxury apartments in Gurgaon across corridors.
Preferential location charges at this tier
On luxury apartments in Gurgaon the PLC schedule can carry several charges at once — corner, floor rise, park or golf view, and sometimes an exclusive-lobby premium — and they are set by the developer rather than by any rule. Two apartments on the same price list can therefore differ substantially before a single option is added. Ask for the PLC schedule alongside the price list; a developer who will not put it in writing is telling you something about how the final number will be assembled. The apartments for sale page sets out the rest of the cost stack.
Which corridor for luxury apartments in Gurgaon?
Choose Golf Course Road if you want to move into a finished, occupied project in the middle of the office belt, and if resale depth matters more to you than a current specification. Choose Golf Course Extension Road if you want a larger apartment in a lower-density campus and can wait for the phase to complete. Choose Dwarka Expressway if the airport, Delhi and the newest fit-out drive the decision and you accept a taller, denser building and sectors that are still filling in. If the four numbers above come back badly on a project, the corridor will not rescue it — and if what you actually want is a well-built large 3 BHK, the premium tier on the same three corridors usually delivers it for less.
