Why corridor matters more than sector in Gurgaon
Gurugram grew outward along roads rather than around a centre, so its housing sits in bands defined by the road that serves it. A sector number tells you little on its own; the corridor tells you which offices are reachable, which developers built there, when the sector was licensed and therefore how mature its roads, water supply and schools are. Two sectors with adjacent numbers can sit on different corridors and behave like different markets, which is why apartments in Gurgaon are grouped this way.
The practical consequence is that shortlisting apartments in Gurgaon by price alone produces a list of homes in places you would never choose. Fix the corridor first — from your workplace and your tolerance for construction — then compare projects within it.

What separates a good project from a poor one on the same corridor
Once the corridor is fixed, projects diverge on four things a brochure will not rank for you. Density: apartments per acre and per floor, visible on the sanctioned plan, decides how the campus feels once occupied. Developer record: whether the same promoter has completed a project on this corridor that you can walk through today. Loading: the gap between super area and RERA carpet area, which varies widely between towers of the same marketed size. Possession stage: an occupied phase beside your tower means the roads, water and club already work.

Buy on Southern Peripheral Road if you want mid-size family units at a lower ticket with access to both office belts. Buy on Dwarka Expressway if airport and Delhi access matter and you can wait for possession. Buy in New Gurgaon for the lowest entry price in the city, accepting a longer drive and sectors that are still filling in. Choose Sohna Road only if your commute runs along it. If none of those fits, the constraint is probably your workplace, not the market.
