Quick answer: Gurgaon property price trends in 2026 point to a market that has stopped rising evenly. Golf Course Road asking prices were up 10.24% in a year to ₹23,550 per sq ft, while Dwarka Expressway (−2.95%) and Southern Peripheral Road (−5.46%) slipped, according to Square Yards listing data for September 2026. Knight Frank puts Gurugram’s average price rise for January to September 2026 at 4%, the lowest in NCR. Collector rates went up on 1 April 2026 by about 62–67% for plots in Dwarka Expressway sectors 104 to 115.
Key takeaways on Gurgaon property price trends
- Property rates in Gurgaon run from about ₹12,200 per sq ft in New Gurgaon to ₹23,550 per sq ft on Golf Course Road (Square Yards, September 2026).
- Only Golf Course Road posted a double-digit rise in a year. Golf Course Extension Road was almost flat at +0.43%.
- Gurugram holds 57% of NCR’s unsold homes, per Knight Frank’s nine-month 2026 report, which gives buyers room to negotiate.
- Across NCR, Anarock’s Q3 2026 average was ₹9,980 per sq ft, 12% higher than a year earlier.
- Rental yields in Gurgaon’s main corridors sit between 2.16% and 2.60% a year.
What do Gurgaon property price trends in 2026 show?
The three big data sources behind Gurgaon property price trends measure different things, which is why their figures don’t match. Read them side by side rather than picking one.
| Source | What it measures | Period | Figure |
|---|---|---|---|
| Square Yards | Asking price on resale and new listings in Gurgaon | Sep 2026 | ₹12,200 to ₹23,550 per sq ft by corridor |
| Anarock | Basic selling price across all of NCR | Q3 2026 | ₹9,980 per sq ft, +12% YoY, +2% QoQ |
| Knight Frank | Weighted average price in Gurugram | Jan–Sep 2026 | +4%, lowest rise in NCR |
Anarock’s NCR figure includes Noida, Ghaziabad and Faridabad, where homes cost less, so its average sits well below Gurgaon’s corridor rates. Knight Frank and Square Yards both look at Gurugram alone, and both show Gurgaon property price trends slowing compared with 2024 and 2025.
Supply explains part of the slowdown in the Gurgaon real estate market. Anarock counts 86,200 unsold homes across NCR, an 18-month overhang, and Knight Frank says Gurugram accounts for 57% of NCR’s unsold stock. New launches are moving towards Sohna and Dwarka Expressway, so those corridors have the most homes competing for buyers.

To see what these property prices in Gurgaon suggest in cash, take a 1,500 sq ft three-bedroom flat. At those averages, it costs approximately ₹1.83 crore in New Gurgaon, ₹2.04 crore on Dwarka Expressway, ₹2.90 crore on Golf Course Extension Road, and ₹3.53 crore on Golf Course Road.

Golf Course Road: why is it still rising?
Golf Course Road went up 10.24% in a year to ₹23,550 per sq ft, the only double-digit rise in Gurgaon property price trends for 2026. Very little new land is available here, and most stock is older luxury towers and a few new launches, so supply barely grows. The rent of ₹47 per sq ft a month is the highest in the city, but the 2.39% yield shows that buyers pay mostly for location, not rental income. Our comparison of Golf Course Road and Golf Course Extension Road covers the trade-offs in detail.
Golf Course Extension Road: flat after a strong run
Golf Course Extension Road has the flattest of the Gurgaon property price trends in 2026: ₹19,300 per sq ft in September, up just 0.43% in a year. It has 5,242 active listings on Square Yards, against 946 on Golf Course Road, so buyers have far more choice. That volume is the main reason Gurgaon flat prices on this road have paused.
Dwarka Expressway property prices: more supply, softer asking rates
Dwarka Expressway property prices averaged ₹13,600 per sq ft in September 2026, 2.95% below the same month in 2025. With 8,610 listings, it has more houses on offer than some other corridors in the table, and Knight Frank names it as one of the areas where new delivery is heading. Sector 106 is the exception on Square Yards’ list, at ₹16,450 per sq. ft., as it has several more modern top-rate launches.
The corridor’s collector rate also jumped. For group housing flats in sectors 104 to 115, it went from about ₹4,200 to about ₹7,000 per sq ft, which is still roughly half the asking price. Our guide to Dwarka Expressway property prices goes sector by sector.
New Gurgaon: the lowest entry price
New Gurgaon averaged ₹12,200 per sq ft, up 1.34% in a year, and has the lowest rent of the six corridors at ₹24 per sq ft a month. A 1,500 sq ft flat here costs about ₹21 lakh less than the same size on Dwarka Expressway, and there are 6,547 listings to choose from.
Southern Peripheral Road: the biggest drop
SPR averaged ₹14,750 per sq ft, down 5.46% in a year, the largest fall in Gurgaon property price trends this year. It also has the highest rental yield at 2.60%, because rents held up better than asking prices. For buyers, this is the corridor where negotiating hardest makes the most sense right now.
Circle rate Gurgaon 2026-27: what changed on 1 April
Gurugram’s new collector rates took effect on 1 April 2026, and Dwarka Expressway saw the steepest increase.
| Area | Before 1 April 2026 | Collector rate 2026-27 |
|---|---|---|
| Sectors 104–115, residential plots | about ₹40,000–44,000 per sq yd | ₹66,125–70,000 per sq yd |
| Sectors 104–115, group housing flats | about ₹4,200 per sq ft | about ₹7,000 per sq ft |
| Golf Course Road, sectors 42, 43 and 54 | not reported | up about 10–20% |

Stamp duty is charged on the deal value or the collector rate, whichever is higher. For new flats on Dwarka Expressway, the asking price of ₹13,600 per sq ft is still far above the new ₹7,000 collector rate, so most buyers won’t pay more stamp duty. Plot buyers are different: the new plot rate works out to about ₹7,350 to ₹7,780 per sq ft, which closes the gap with low-priced resale deals. Our registration charges guide works through the maths.
Which Gurgaon corridor suits which buyer?

Gurgaon property price trends point different buyers to different corridors. If your priority is holding value, Golf Course Road is the only corridor where asking prices clearly rose in 2026. If you want the lowest entry price, New Gurgaon and Dwarka Expressway cost roughly half as much per sq ft. If you are buying in 2026 and can wait, SPR and Dwarka Expressway give you the most negotiating power, because supply is high and asking rates have dipped. For a longer comparison, read Dwarka Expressway vs SPR vs New Gurgaon.
What to check before you buy, regardless of the price trend
- Compare the asking price with recent registered sales in the same society, not just listing averages.
- Check the project’s HRERA registration and possession date on the HRERA Gurugram portal.
- For plots and older resale flats, compare the deal value with the 2026-27 collector rate before you agree on a price.
- For investment, compare the expected rent with the price: at a 2.4% yield, a ₹2 crore flat earns about ₹4.8 lakh a year before costs.
- Where Gurgaon flat prices are softening, ask about launch offers, payment plans and floor rise charges before you agree a price.
How we compiled these Gurgaon property price trends
Corridor averages come from Square Yards’ September 2026 listing data, accessed on 2 November 2026. City-level trends come from Anarock’s Q3 2026 report and Knight Frank’s nine-month 2026 figures. Collector rates come from The Tribune’s report on the 2026-27 revision. KMA advisers cross-check these against the sectors we work in daily, mainly Dwarka Expressway and Golf Course Extension Road. We update this page when a new quarter’s data is published.
FAQs
Will property prices fall in Gurgaon?
In some corridors, asking prices have already slipped. Square Yards shows Dwarka Expressway down 2.95% and SPR down 5.46% in the year to September 2026, while Golf Course Road rose 10.24%. With 57% of NCR’s unsold homes in Gurugram, sharp increases across the whole city look less likely in the near term than in the last two years.
What is the average property rate in Gurgaon in 2026?
There isn’t one useful city-wide figure, because Golf Course Road costs nearly twice as much per sq ft as New Gurgaon. Use the corridor table above to find the rate for the area you’re considering.
Which area in Gurgaon has the highest property rate?
Golf Course Road, at about ₹23,550 per sq ft on average. Individual luxury towers there are registered at much higher collector rates, around ₹39,325 to ₹39,350 per sq ft for DLF’s Camellias, Magnolias and Aralias.
What is the Gurgaon real estate market forecast for 2026?
No source we trust publishes a price forecast for the rest of 2026. Gurgaon property price trends so far show slower growth: Knight Frank recorded a 4% rise in Gurugram from January to September, and NCR home sales fell 11% over the same period.
What is the new collector rate in Gurgaon for 2026-27?
The rates in force from 1 April 2026 put residential plots in Dwarka Expressway sectors 104 to 115 at ₹66,125 to ₹70,000 per sq yd, and group housing flats there at about ₹7,000 per sq ft. Golf Course Road sectors rose about 10 to 20%.
Is it a good time to buy property in Gurgaon?
For end users, 2026 gives more bargaining power than the last two years, especially in Dwarka Expressway and SPR, where supply is high. Whether it suits you depends on your budget, how long you plan to stay, and whether the specific project is registered and on schedule. Gurgaon property price trends differ so much by corridor that a city-wide answer would mislead you.
How much rent can I expect on a Gurgaon flat?
Average rents run from ₹24 per sq ft a month in New Gurgaon to ₹47 on Golf Course Road. A 1,500 sq ft flat on Dwarka Expressway, at ₹27 per sq ft, would rent for about ₹40,500 a month.
Is Gurgaon real estate in a bubble?
The 2026 data shows a slowdown in some corridors, not a crash. We look at the question in more detail in Is Gurgaon real estate in a bubble?
