Quick answer: Commercial property in Gurgaon earns more rent than a flat. Broker guides published in 2026 put leased shops and offices at about 5–8% gross per year, against roughly 2.4% for a flat in a sector like 104 on Dwarka Expressway. Pick an office if you want a company as your tenant on a multi-year lease, and a ground-floor shop if you can judge footfall. An SCO plot needs a bigger budget, often ₹3.5 crore and up, and the willingness to build and let out a whole block. Whatever you pick, a ready unit with an occupation certificate (OC) carries no GST on the purchase. You will still pay 7% stamp duty (5% if a woman is the sole buyer) and, once let, 18% GST on rent above the registration threshold.
The numbers behind commercial property in Gurgaon
Gurugram’s office stock crossed 100 million sq ft in 2026, and CBRE expects it to reach 120–125 million sq ft by 2030 (CBRE via ANI, 23 July 2026). Occupiers leased about 40 million sq ft in the city between 2021 and the first quarter of 2026. Colliers counted 3.3 million sq ft of top-grade office space leased across Delhi NCR in July–September 2026, against 1.6 million sq ft in the same months of 2025.
That demand is why investors look at commercial property in Gurgaon at all. Offices fill because companies keep signing leases, and shops near those offices and the new housing belts fill because people need somewhere to eat and shop.

Types of commercial property in Gurgaon: SCO plot, shop, or office
| SCO plot | Shop in a mall or high street | Office space | |
| What you own | A small plot, usually 100–130 sq yd, on which you build | One unit inside someone else’s building | One unit or floor inside an office block |
| Typical entry price in 2026 listings | ₹2.5–15 crore, depending on the belt | Under ₹50 lakh for small units in some malls | Depends heavily on the building; compare per project |
| Who rents it | Several tenants: shops below, offices above | Brands, pharmacies, food outlets, banks | Companies, often on multi-year leases |
| Your job | Build, then find tenants for each floor | Find one tenant, then manage the lease | Find one tenant, then manage the lease |
| Biggest risk | Construction cost, delays, and empty floors | Weak footfall if the mall doesn’t fill | A long vacancy when a big tenant leaves |
SCO stands for shop-cum-office. Of all commercial property in Gurgaon, it is the only type where you buy the land and build a low-rise block within the approved building plan. You get full control, but you also take on the construction and the hunt for tenants floor by floor. Ask the developer for the sanctioned floors, the parking norm, and the permitted uses in writing before you book.
What commercial property in Gurgaon costs in 2026
Prices of commercial property in Gurgaon depend far more on the exact building and frontage than on the sector, so treat any per-sq-ft average with caution. A few reference points from 2026:
- SCO plots were listed at about ₹3.5–9 crore in New Gurgaon (Sectors 81–95), ₹5–15 crore on Dwarka Expressway, ₹2.5–6 crore around Sohna and the Southern Peripheral Road, and ₹8 crore and above near Golf Course Extension Road (RealtyHunting, July 2026, indicative).
- Under-construction retail and office projects listed on HRERA started from around ₹50 lakh for small units in Sector 50 and about ₹1.48 crore in Sector 106 on Dwarka Expressway (MoneyTree Realty, June 2026).
- The state’s 2026-27 collector rate for commercial land in the Dwarka Expressway sectors 104–115 was proposed at about ₹1.72 lakh per sq yd (The Tribune, 29 March 2026). Stamp duty is charged on this figure when it exceeds the price you agree.
KMA works out of Sector 106, so the Dwarka Expressway belt is the part of the market we see most often. Several shop and office projects there are still being built, which means more supply is coming and rents will depend on how fast the nearby housing fills.
Taxes and charges, worked through on one deal
Here is how the costs stack up on a typical piece of commercial property in Gurgaon: a ready shop with an OC, bought for ₹1.5 crore by a man, already let at ₹90,000 a month.
| Item | Amount | How it works |
| GST on purchase | NIL | No GST on a ready unit with an OC |
| Stamp duty at 7% | ₹10,50,000 | 5% (₹7.5 lakh) if a woman is the sole buyer |
| Registration fee | ₹50,000 | The cap for deals above ₹90 lakh |
| TDS you deduct from the seller | ₹1,50,000 | 1% when the price is ₹50 lakh or more; it comes out of the payment, not on top |
| Total cost to you | ₹1,61,00,000 | Price plus stamp duty plus registration |
The rent is ₹10.8 lakh a year. That is a 7.2% gross yield on the price, or about 6.7% on the total cost.
Once you own it, three tax points apply:
- Because the rent passes the ₹50,000-a-month mark, a company tenant holds back 10% as TDS, or ₹9,000 a month, under Section 393 of the Income-tax Act, 2025.
- Rent from a shop or office carries 18% GST. Registration becomes compulsory when your total turnover goes past ₹20 lakh in a financial year. An unregistered landlord with a GST-registered tenant charges no GST on the invoice; the tenant self-assesses the 18% under reverse charge.
- The rent is taxed at your slab rate as income from house property.
If you buy the same shop while it is still under construction, GST is charged on the price. Published guides disagree on whether the rate has been 12% or 18% since the September 2025 rate changes. Ask the developer to state the rate in the builder-buyer agreement and confirm it with your chartered accountant. For an SCO plot, a bare land sale is outside GST, but some advance rulings have treated developed plots sold during development as a taxable service, so ask how GST is applied before you pay the booking amount.
Where to buy commercial property in Gurgaon
Demand for commercial property in Gurgaon is spread across five main belts.
| Area | What drives demand |
| Cyber City and Udyog Vihar | The densest office cluster; tenants are large companies |
| Golf Course Road and MG Road | Premium offices and retail; the highest entry prices |
| Golf Course Extension Road and Sohna Road | Offices and high-street retail near large housing belts |
| Dwarka Expressway (Sectors 99–115) | New shops and SCO pockets serving new housing; supply still arriving |
| New Gurgaon (Sectors 81–95) | Lower entry prices; retail depends on how fast homes are occupied |
Five checks on any commercial property in Gurgaon
- Search the project on the HRERA Gurugram portal and note the registration number and completion date.
- For a ready unit, ask for the occupation certificate and check that the unit’s use (shop, office, food) matches the approved plan.
- Treat an “assured return” offer as a discount on the price, not as rent. Ask what happens to the payout if the building is delayed.
- If the unit comes with a tenant, the seven lease checks in our pre-leased property in Gurgaon guide apply.
- Measure the return against everything you paid, stamp duty included, not against the price alone. Our registration charges in Gurgaon post lists the fee for each deal size.
Loans for commercial property in Gurgaon
Banks lend against shops and offices, usually at a lower loan-to-value than a home loan. Lease rental discounting is the second route: once a tenant is in, the bank lends against the rent the lease will bring in. Kotak’s published terms put that loan at roughly 70–80% of property value and ask for two or more years left on the lease.
Frequently asked questions
Should I invest in commercial property in Gurgaon in 2026?
Demand is there: Gurugram’s office stock passed 100 million sq ft this year. The deciding factor is the unit. A shop in a half-let mall or an office in a building with no anchor tenant can sit empty for a long time, whatever the city-wide numbers say.
What return does commercial property in Gurgaon give?
In the worked example above, a ₹1.5 crore shop let at ₹90,000 a month gives 7.2% gross, or about 6.7% once stamp duty and registration are added to the cost. Income tax and vacant months bring the net figure lower.
Is a shop or an office a better investment?
Offices have the deeper pool of tenants: CBRE counts about 40 million sq ft leased in Gurugram since 2021. Shops do well on busy frontages next to occupied housing, and badly in malls where most units are still unlet.
What is an SCO plot in Gurgaon?
A shop-cum-office plot: a small commercial plot, usually 100–130 sq yd, on which the owner builds a low-rise block with shops below and offices above, within the approved building plan.
Is GST charged on commercial property in Gurgaon?
Only on units bought before completion, and on the rent. Keep a copy of the OC with your sale deed, because it is the document that shows the unit was finished on the day you bought it.
Can I buy commercial property in Gurgaon under ₹50 lakh?
Small shops in some retail projects were listed below ₹50 lakh in 2026, mostly in malls that are still being built. Check the project’s HRERA status and how much of the mall is already let.
What are assured return schemes?
A monthly payout promised by the developer, usually until the building is handed over or leased. No tenant is paying it, so the payout depends entirely on the developer’s cash flow.
How is rent from commercial property in Gurgaon taxed?
The rent is added to your income as income from house property. You get a flat 30% deduction for repairs, plus any municipal tax you paid, and the rest is taxed at your slab rate.
Is commercial property better than residential in Gurgaon?
On rent alone, yes. On ease of resale, no: a flat usually finds a buyer faster, and a shop or office can stay empty between tenants, so keep six months of costs aside.
Our verdict
For most first-time investors, a ready office or shop with an OC and a tenant on a registered lease is the simplest way into commercial property in Gurgaon. An SCO plot gives you more control and more income if every floor lets, but it is a construction project as much as an investment. Whichever you choose, get the HRERA details, the approved use and the GST treatment in writing before you pay anything.
